Managing the exterior of the dwelling
Save you Landlord's money.
Show the value of your service to the landlord and why having you as the agent can save the landlord money.
Proactive property management can save your landlords thousands of pounds.
Property management is not all about the inside of the property. Deterioration of the outside of the building and the condition of the garden may be gradual but many of the problems found inside the property stem from issues outside.
Damp could be the roof or failed pointing; the pest infestation from the broken airbrick or large compost heap. We rush down the path to get inside out of the weather with our heads down and barely give the exterior and gardens a glance.
What might we have missed?
What legislation need we be aware of and what are the potential penalties?

Understanding Landlord Fees (Wales)
Is your fee schedule compliant with the law? Do you display your fees everywhere you are legally obliged to? The Renting Homes (Wales) Act 2016 made it easier for contract-holders to leave and join an occupation contract after the fixed term. Landlords may also be less inclined to suggest a renewal due to notice service limitations. This may mean that renewals of occupation contracts may be less necessary and consequently less frequent. For many letting agents, renewal fees are a significant proportion of income and mitigating the loss of reduced renewal fee income may not be easy. Knowing that our fee schedules, and how we publicise them, are complete and compliant with consumer protection legislation, will ensure we are able to charge landlord fees without facing penalties. On what basis are we permitted to charge fees, how do we do it correctly, how can they be changed (there is law limiting changes) and is there any scope to replace fewer renewal fees? This webinar will address these issues. Getting paid is important so this is one not to be missed. |

Understanding Landlord Fees (England)
Is your fee schedule compliant with the law? Do you display you fees everywhere you are legally obliged to? With reforms of the private rental sector set to be revived it is possible that, for most tenancies, fixed terms will no longer be permitted. This would make renewals of existing tenancies largely obsolete. For many letting agents renewal fees are a significant proportion of income and replacing them will not be easy. This is not yet certain but knowing that our fee schedules, and how we publicise them, are complete and compliant with consumer protection legislation, will ensure we are able to charge landlord fees without facing penalties. On what basis are we permitted to charge fees, how do we do it correctly, how can they be changed(there is law limiting changes) and is there any scope to replace renewal fees if they disappear? This webinar will address these issues. Getting paid is important so this is one not to be missed. |

Understanding Tenancy Notices
Renters Reform legislation did not complete the Parliamentary process before Parliament was prorogued for the General Election. What will come next will only be determined by the result of the election.
We may be agreeing assured shorthold tenancies for much longer than we thought only a few weeks ago. We are therefore going to be issuing relevant notices for longer.
Some notices we choose to serve but are you are aware of the notices that must be served and the penalties for not serving them?
This webinar will not only answer these but will look at some lesser used notices that we may need to know more about if ASTs were to be removed.

EPCs and MEES
EPCs should be relatively familiar to landlords and agents but what do they mean?
How do they link to the minimum energy efficiency standards? Do you know the changes to the RDSAP assessment that came into force in April 2024?
What do we know about the impending switch to the Home Energy Model predicated for 2025 in England and its change from efficiency to carbon impact.
If a judge suggests possession cannot be granted due to the current EPC having expired, would you know how to explain why this is not a problem?
This webinar will give an understanding of the current position regarding EPCs and MEES, landlord and agent responsibilities and how landlords may need to consider alternative improvements with energy performance of buildings assessments soon to change emphasis. With the large emphasis on a green future, understanding these rules is increasingly important. |

Mind-set of the Super-Agent
Complaints from tenants? Deposit disputes? Getting the blame from disgruntled landlords for things tenants may have done? Ever increasing expectations? Complex legislation to adhere to? Do you ever dread going to work?
Managing property can be a challenging job. It can regularly involve telling people things they don’t wish to hear. It can sometimes be a thank-less job. How many tenants have ever thanked you for claiming a deduction from their deposit or landlords for spending their rental income on keeping the property in repair?
But could we learn to view the challenges inherent in the role as an opportunity to grow and see them as motivating, rather than as stressful and demoralising? How can we learn how to handle the challenges of agency with greater ease and make the role more rewarding?
By approaching the challenges from both a top down (thinking/mindset based approach) and bottom up (physical and physiological approach), we can become more effective, less stressed and happier in our roles. Which will be good for you, your colleagues, the company and even the people you might come home to after work. Don’t let a pest problem come back and bite you.
From squirrels to bed bugs, pest problems can arise at any time and ruin the relationship with the tenant. Understand what can lead to pest problems and how to investigate and respond to the discovery or report of pests ingress to avoid local authority intervention. Do you know what the Prevention of Damage by Pests Act requires?
What steps can we take now to help tenants to avoid most, but not all, types of infestation? If the tenant leaves because of the pests, there will be a cost to the landlord, manage it right and save the landlord this cost.
When an infestation occurs, the landlord is probably going to ask, who is going to pay? Be prepared before that conversation so you are clear when it’s likely to be the landlord. |

Council Tax Disaggregation
Council tax liability has changed!
What you need to know about council tax disaggregation and who is actually liable to pay!
In this webinar we will explain why disaggregation, the separating of one large HMO council tax bill into lots of smaller ones, came about and for many properties this will now be reversed by the recent amendments in December 2023 to the Local Government Finance Act 1992.
You may have read that the owner is now liable for council tax in all HMOs. We will explain why this is wrong. As the law changed last December, we will also consider what needs to be done to unravel the part year payments.
We will provide an explanation of all the changes, which we have already seen being misunderstood by professional bodies and local authorities as to who will be liable to pay the council tax bill, landlord or tenants? Don’t be hood winked, you could save your landlord thousands of pounds.

Important New Gas Safety Ruling
Understand when a gas safety record may be required more frequently than annually.
A recent decision now challenges when a gas safety record should be completed along with the consequential actions and the implications for landlords, agents and engineers. This decision is only County Court, but completely changes the understanding of when you have to give a gas safety record.
From time to time the decisions made in court make us revisit our understanding of the intentions of those writing legislation. Another case, affected by this recent judgement, is the case of Trecarrell House Limited v Patricia Rouncefield in the Court of Appeal around a failure to give a valid gas safety record before occupation.
This webinar will consider both cases, how the decisions may intertwine and how as agents we can navigate the safest route to avoid section 21 problems and other penalties. |

In this challenging climate are you doing everything you canto maintain your property base? From the very start you need to get things right to keep your landlords happy! This webinar will take you through what you can or can’t do and what information to seek and how to verify it. Understanding Gas Safety
Understanding that there is a requirement to ensure that a gas safety record is given to the tenant, where one is required, is one of those fundamental pieces of learning that all landlords and property managers need to be aware of. Abandonment In England

How should the agent or landlord proceed and what are the consequences of making the incorrect decision? Understanding Hhsrs
HHSRS is a complex and confusing nightmare of figures and numbers. The basis of it is any hazards in a property. This webinar will consider what makes something a hazard and review common hazards in a residential property.
